For Sale: The Czech Ministry of Defense is offloading bunkers, land, and desalination facilities.

The Czech Ministry of Defense recently announced a public auction of real estate, primarily bunkers that were previously used to fortify the borders. A total of 47 properties are being offered for sale by the Czech Ministry of Defense: 24 bunkers, of which 17 include surrounding land, two facilities related to water desalination, and 21 plots of land. The minimum required purchase price for all properties combined is nearly 8 million CZK.

The most sought-after buildings are bunkers with land, but the Ministry of Defense reminds potential bidders that there are several conditions regarding both the purchase and the maintenance of the bunkers. It’s important to note that none of the bunkers includes any equipment. 

There are two types of bunkers: 23 of the bunkers offered for sale are of the “řopík” type, classified as “light permanent fortifications” (in Czech: stálého lehkého opevnění – SLO), made of concrete and featuring small shooting slits. The second type are considered “heavy permanent fortifications” (in Czech: stálého těžkého opevnění – STO).

The currently available bunkers are mostly located in South Moravia. Four of them are located in Podhradí nad Dyjí near the Vranov dam. Nine bunkers, for which the Ministry of Defense is asking a “reasonable price,” are offered in Dyjákovice near the state border with Austria, southeast of Hrušovany nad Jevišovkou. Additionally, there are two bargain-priced bunkers near Mikulov, in the Opava Jaktař area, in Bělá pod Pradědem, and near Horní Životice.

Bunkers for Sale

The most accessible STO-type bunker is named Štěrkovna (technically referred to as STO VEČ 222) and is located in Dolní Benešov near the border with Poland in the Opava district. The minimum price is 249,000 CZK, but this does not include the land. It is a partially destroyed two-story reinforced structure with no equipment that originally included gun towers. The bunker, estimated to be 82 years old, is located in an unmaintained forested area with difficult access.

The 23 SLO-type bunkers vary in size, but most are in poor condition due to lack of maintenance and age. The cheaper bunkers of this type do not include land and sometimes not even the right of access, meaning that negotiations with the landowner are necessary—making them less attractive. Additionally, adjacent landowners have the right of first refusal.

The cheapest bunker of this type is offered for sale at a price of 12,500 CZK and is named SLO VEČ 834KA. This bunker does not include adjacent land and is located in Nový Bohumín near the Polish border. The most expensive bunker of this type costs 101,500 CZK and is named SLO VEČ 710OL. This bunker includes concrete beds and 140 m² of agricultural land near Mikulov, close to the Austrian border.

An especially interesting bunker called SLO VEČ 544OL is located in a pond in Dyjákovice, 800 meters from a bus station. The minimum price for this bunker is 59,510 CZK, about half the average price of the other bunkers.

Land for Sale

Additionally, the Ministry of Defense is offering plots of land without bunkers, although many of them are difficult or nearly impossible to use. For example, in Prague, four small plots are offered in the Michle and Žižkov neighborhoods. The Michle plot is 405 m² and priced at 1,382,000 CZK, but it’s noted upfront that “the use of the land is limited by utilities, especially sewerage, water supply, and public lighting.” Given its size, location, and zoning plan, it is difficult to imagine any future use for this land. The other plots in Prague are grassy areas near prefabricated housing projects and are also not very attractive.

In the Plzeň region, in the village of Tymákov between Starý Plzenec and Rokycany, a 2,000 m² plot is offered for sale. The plots for sale in Týnec in the Klatovy area are slightly larger and located near the Týnec Castle Park. There are also plots for sale in Benešov u Prahy, Kolín, and Jiříkov in North Bohemia, which were previously used as training grounds.
