Investing in Třinec
The city is considered an attractive destination for real estate investment for several reasons:
Industry
The city has a well-developed steel and metal industry, considered the largest in the Czech Republic and the country’s top employer (7,000 employees as of 2021), which draws a large workforce. One of the companies headquartered here is Trinecke Zelezarny, which specializes primarily in manufacturing railway tracks.
The company and its subsidiaries are considered one of the most significant industrial groups in Central Europe, making it one of the leading Czech exporters and positioning the city as a key real estate destination for its workers.
Culture
The city is recognized as a cultural hub due to its large Polish minority, which makes up about 15% of the population. It also hosts the annual Hutnický den festival every May, featuring live performances by Czech and international artists, attracting art enthusiasts from around the world.
Tourism
The city serves as a gateway to hiking trails in the peaks of the Moravskoslezské Beskydy mountain range, making it a year-round tourist destination.
Real Estate Investments in Třinec
As of early 2022, several planning projects are in the pipeline for the city, including: the updated master plan approved on December 8, 2020.
Industrial Real Estate Investment
Since the city is considered an industrial hub, it is reasonable to assume that industrial real estate prices here (as in other industrial zones across the Czech Republic) will continue to rise due to increasing demand.
Residential Real Estate Investment
Additionally, as in other cities across the Czech Republic, residential property prices in Třinec are also expected to continue rising due to high demand. Furthermore, analyst forecasts conducted at the end of 2021 did not anticipate any decline in the national real estate market. As in other small Czech cities, residential investment here is expected to offer an advantage in the form of high rental yields.
