To ensure a secure and profitable investment process, we follow a structured methodology:

  • Step 1: Strategy and Profiling – A joint consultation to understand your budget, investment goals (yield vs. appreciation), and to select the right place
  • Step 2: Legal and Financial Setup – If required, we will establish the necessary legal entity (such as a Czech LLC) and handle taxation and financing preparations prior to the purchase.
  • Step 3: Sourcing and Negotiation – Our Prague-based team scans the market, physically inspects potential properties, and negotiates with local sellers according to the local business culture.
  • Step 4: Purchasing and Ongoing Management – After the contract is signed and ownership is safely transferred, we take over to find reliable tenants. Upon request we collect rent, and maintain the property on your behalf.

The Client: An international investor looking to diversify their portfolio with a stable European asset, but who did not speak Czech or understand local property laws.

The Problem: The client found several attractive apartments via online portals but was hesitant to transfer funds abroad. They were worried about hidden debts attached to the properties or overpaying “tourist prices.” 

What We Did: The Conbiz team physically inspected the properties, eliminating two due to structural issues not shown in the listings. We then focused on a 2-bedroom apartment in Prague 6. We represented the client in all negotiations with the owner, and managed the entire title transfer with the Czech Land Registry. Simultaneously, we set up a local company structure to manage the client’s finances.

The Result: The property was purchased for 7% below the initial asking price. Within one month of closing the deal, we secured a long-term tenant. Today, the client enjoys a stable annual yield of 5.5%.
