Holešovice Neighborhood – Prague’s New Investment Gem

The Vltava River. The neighborhood was once popular primarily among young people and students due to its affordable housing options. However, new and modern projects are now being developed, attracting wealthier populations and driving up real estate prices in the area.

Although there was a decline in the prices of new and second-hand apartments (per m²) during the first half of 2018 — both for rent and for sale — these prices are expected to rise thanks to new developments across Prague 7, especially in the Holešovice neighborhood. In the neighborhood’s new developments (such as Marina Island), the average price is expected to be CZK 90,000 per m². In fact, Holešovice’s renewal has occurred and continues to occur in three stages, all contributing to rising prices:

  • Stage one was the purchase of apartments by foreign investors.
  • Stage two was the renting and buying of apartments by local citizens.
  • Stage three, which is happening now, is the urban renewal of the neighborhood’s lower section — a former industrial zone that had been neglected until recently.

Although changes in Holešovice are not happening as quickly as in other Prague districts (like Karlín, which was rebuilt after the 2002 flood), the neighborhood has traditionally been a hub for the middle and working class, and it remains an area of quality investment.

In contrast to Letná, which is also located in Prague 7, most of the opportunities in Holešovice are in new developments, not renovations. While Holešovice is often considered the poorer and smaller sister of Letná, that status is expected to change soon.

This neighborhood is at the forefront of urban renewal in Prague 7, serving as a prime example of Prague’s real estate transformation. Some even compare the area’s shift to what happened in Notting Hill, London.

Urban Renewal in Prague 7 – How Did It Happen?

Since the start of the millennium, Prague 7 has seen the opening of entertainment venues (restaurants, bars, cafés, clubs, etc.), creative projects (galleries, design shops), regular farmers’ and flea markets, and coworking hubs — all contributing to a lower average age than in other parts of Prague.

Examples of New Projects in Holešovice

1. Ovenecká 13 – A project with 18 apartments ranging from 1+kk to 5+kk, with sizes between 20–105 m². Completed in Q2 2017. Average price per m²: CZK 105,000.

2. Ovenecká 19 – A project of 25 apartments intended for short- and long-term rental, ranging from 1+kk to 3+kk. Completed in January 2018. Rent for a 2+kk: CZK 20,500; for a 3+kk: CZK 22,500.

5. Marina Island – A development of 344 apartments in 5 buildings, ranging from 1+kk to 6+kk. Completed in March 2018. Average price per m²: CZK 85,000.

6. Rezidence Nad Vltavou – A project with 94 apartments ranging from 1+kk to 4+kk. Completed in January 2018. Average price per m²: CZK 90,000.

7. A project of 23 apartments (sizes 21–107 m²) with parking and a courtyard in a neo-classical building. Average price: CZK 145,000 per m².

Projects Under Construction

9. Chytré Bydlení NMN@Holešovice – Renovation of 32 units from 1+kk to 4+kk, sizes 38–120 m². Average price: CZK 100,000 per m². Completion expected in Q3 2019.

10. Holport II – Renovation of 19 apartments, commercial areas, and offices. Expected completion in Q2 2019.

11. Vivus Argentinská – Renovation of 284 apartments from 1+kk to 4+kk, sizes 30–90 m². Expected completion: October 2019. Average apartment price: CZK 85,000.

12. Rezidence Osadní – Renovation of 5 buildings with 123 apartments, ranging from 1+kk to 4+kk, sizes 41–113 m². Expected completion: December 2018. Price per m²: CZK 82,000.

Future Projects

Astrid Centre .13 – Office space (1,846 m²) and 132 residential units (4,350 m²) to be built within a factory courtyard between Dělnická and U Průhonu. Construction was scheduled to begin in H1 2019, including renovation of an Art Nouveau building at U Průhonu 700/10.

14. Student House – A project at Na Zátorách and Partyzánská with 529 student rental units (average size 20 m²). Construction expected from Q3 2018 to Q1 2020.

15. Wolf Prefa – Rivery and Port7 – A mixed-use project of offices, apartments, restaurants, and hotels along the Vltava River between Troja and Barikádníků bridges. Construction planned for 2019 or 2020.

Bydlení Jankovcova .16 – A 400-apartment project on the former Ferona factory site, preserving industrial heritage. Construction was planned to begin in H2 2018.

17. Bubny Train Station Area – A new residential district linking Holešovice and Letná. Public consultation planned for fall 2018 as part of the zoning approval process.

18. Komunardů, Jateční, Tusarova – A residential complex with retail and services. Construction was planned to begin in 2018 and finish by 2020.

19. Prague Marina Island II – A group of residential and office buildings connecting to the southern part of the original Marina Island. Construction was expected to begin in September 2019.

20. Prague Marina 2 – A residential and retail complex extending the previous project (No. 5 above). Construction was expected to begin in March 2019, pending permit approval.
